Oshawa Mayor embarks on road tour to gather support for the delayed Hwy 407 East Extension project
Province urged to honour its commitment to extend the Hwy 407 east to Hwy 35/115 by 2013

At 12 noon today, Oshawa Mayor John Henry will climb aboard a transport truck (donated by The Mackie Group) advocating for the Premier to fulfill the province’s commitment to extend Hwy 407 east to Hwy 35/115 in one continuous phase by 2013.

The “Let’s RAMP it up! Show your support for the Hwy 407 East Extension project” campaign calls for communities to join the City of Oshawa, Durham Region, Peterborough and Kawartha Lakes in urging the province to honour its commitment – as originally promised and planned – for the benefit of southern Ontario.

Mayor Henry will visit approximately a dozen municipalities starting with St. Catharines and will continue over the next six weeks to meet with the remaining municipal Councils. He will ask municipal Councils, along with their residents and businesses, to advocate for the construction of the Hwy 407 East Extension in one phase to Hwy 35/115 by 2013 as it will:
• address congestion, quality of life, safety and environmental concerns;
• further economic development, tourism and job creation for all of southern Ontario; and,
• facilitate the important transportation of goods through the Greater Golden Horseshoe and the Quebec/Windsor corridor.

Mayor Henry is urging residents and businesses across southern Ontario to show their support by adding their name to an online petition (www.oshawa.ca/407) or by completing a postage-paid petition postcard available at various locations throughout Durham Region.

Public and political pressure surrounding the Hwy 407 East Extension project has been building since the province unexpectedly announced it was planning to build the extension in two phases – contrary to years of preparation, study and promises for a one-phase extension from Brock Road in Pickering through to Hwy 35/115. Currently, the province plans to stop Hwy 407 at Simcoe Street in Oshawa, which will cost the residents of Durham Region and the City of Oshawa approximately $329 million in unplanned capital road work and ongoing maintenance costs. In addition, this delay, due to the province’s planned two-phased approach, will ultimately mean higher costs for all provincial taxpayers.

November Resale Home Sales Slow But Steady

DURHAM REGION December 3, 2010 – The Durham Region Association of REALTORS® (DRAR) reported 661 sales in November, a 4% decrease from the previous month of October and 5% less than November 2009.
Although the number of available listings were not as high as earlier in the year, there were still 1,748 homes listed on the Multiple Listing Service® (MLS®) system in November, close to 10% higher compared to both November 2009 and year-over-year totals to date.
“This has been an exceptional year within the resale housing market and 2010 is lining up to be a record year” explains Dierdre Mullen, President of the Durham Region Association of REALTORS®. “While considering normal seasonal trends and the boom of the market at the beginning of the year, the second half of 2010 has remained very stable and has reverted back to a comparable pace to prior years.”
The average selling price for a November resale home transaction was $299,698 a decline of 2.2% from October’s reported $302,490. Year to date, the 2010 average selling price of $299,836 is 7.9% higher than the $277,842 of 2009.
“The average selling price of a resale home in Durham remains comfortably affordable for households earning the average income. This is expected to continue, with just moderate gains, into and through the upcoming New Year.”

Average Home Selling Price Continues to Grow Through October

DURHAM REGION November 5, 2010 – The Durham Region Association of REALTORS® (DRAR) reported 688 sales in October 2010, a decline of 20% against the 860 sales that were reported in October of 2009. Year-to-date, sales of 8,167 come in 2% higher than the same period last year.

“It is in no way strange to see this type of downward trend in sales considering the record level of sales that were experienced in the first quarter of the year. As noted by the year-to-date totals, the market remains on track and is performing remarkably well in balancing itself out,” commented Dierdre Mullen, President of the Durham Region Association of REALTORS®.

The average selling price for a Durham resale home in October was $302,490, an increase of 4.7% compared to the $289,003 average for October 2009. The year-to-date average transaction price of $300,422 is 8.4% higher than the 2009 average of $277,243 recorded YTD last October.

“By observing the continued steady growth of the average selling price, we can clearly recognize a healthy housing market being maintained in Durham. If there was an imbalance in availability, sales or lending rates, the average selling price would reflect that. Right now, homes remain affordable and the market remains competitive.”

September Sales in the Durham Housing Market Remain Steady

DURHAM REGION – October 6, 2010 – The Durham Region Association of REALTORS® reported 707 sales through the Multiple Listing Service® (MLS®) in September 2010. Although 14% less than the September 2009 sales total of 825, these totals still result in 2010’s first three quarters of sales being 5.5% higher than the same period in 2009.
“With the record boom in sales we experienced in the early part of this year, the current lower than norm sales are unremarkable and anticipated,” commented Dierdre Mullen, President of the Durham Region Association of REALTORS®. “As the market continues to balance out, sales should remain steady with a healthy year-end result coming.”
The average price for a Durham resale home in September was $296,395 which is 5% higher than September 2009’s average cost and just shy of the 2010 year-to-date average selling price of $300,182.

Anticipated Summer Slow Down of Resale Housing Market

DURHAM REGION – July 6, 2010 – The Durham Region Association of REALTORS® reported 920 sales through the Multiple Listing Service® (MLS®) during the month of June, a decrease of 17.5% from the record 1,115 sales reported in June 2009.  

“At the mid-point of 2010, sales are still up 23% over the first six months of 2009, but sales numbers are beginning to trend downwards as the market settles from its earlier 2010 peaks, influenced by the prospect of higher mortgage rates, the HST and the usual summer slow down.” commented Dierdre Mullen, President of the Durham Region Association of REALTOR®.

With 2,461 active resale home listings in June, the mid-year 2010 total of 10,163 listings is also up 18% annually, while the average June selling price of $304,278 came in 8% higher than the average for the same period in 2009.

“Moving forward through the second half of 2010, a combination of more home choices and a more moderate sales pace will likely keep the average price growth down to single digits.” 

HST Affects the Affordability of Home Ownership

DURHAM REGION, JUNE 11, 2010 – Starting July 1, 2010 Ontarians can expect to pay a harmonized sales tax (HST) rate of 13% on a long list of goods and services that were previously exempt from the 8% Provincial Sales Tax (PST).

“While the impact of the tax will be felt by all Ontarians, the province’s 3 million homeowners and the thousands who buy and sell a home every year will be hit particularly hard by this latest tax.” commented Dierdre Mullen, President of the Durham Region Association of REALTORS®.

“As real estate professionals, REALTORS® know how important the dream of homeownership is to Ontario families. Unfortunately, because of the forthcoming HST that dream is going to become more expensive. After July 1, 2010, every residential real estate transaction in Ontario will face a significant tax increase. Specifically, home buyers and sellers can expect to pay 8% more on legal fees, appraisals, real estate commissions, condo fees, home inspection fees, moving costs and the provincial government’s recently introduced, but not yet implemented, system of mandatory home energy audits. According to the Ontario Real Estate Association (OREA) Ontarians will pay, on average, an additional $1,449 in new taxes on their next residential real estate transaction.”

As well, the HST will add 8% more tax on a series of home related costs. Specifically, the HST will add additional tax on utility bills, such as gas, electricity and home heating fuel, on home renovation labour, the cost of lawn upkeep or landscaping and the cost of snow removal. Moreover, the HST will increase the cost of living with 8% more tax on gasoline, personal and professional services, meals under $4, dry cleaning, cab fares, magazine subscriptions, plane tickets, vitamins and cell phone charges.

“When added together” Ms. Mullen explains, “the impact of the HST on Ontario family’s disposable income will be considerable. In short, the HST will reduce the people of Ontario’s quality of life by taking more of their hard earned money to fund government initiatives.”

While the Government of Ontario plans to compensate homeowners by offering sales tax transition cheques and modest income tax reductions, these measures will in no way offset this new tax. A onetime payment of $1000 (for a family of four) and a modest $368 reduction in income taxes will do very little to offset the burden of an 8% tax increase on a litany of items in perpetuity.

“With a May Average Selling Price of $301,000, almost $150,000 less than the GTA average, the Durham Region offers a more affordable resale home solution for those concerned about affordability once the HST comes into effect.“

May Sales Remain High for Durham Resale Housing Market

DURHAM REGION – June 4, 2010 – The Durham Region Association of REALTORS® reported 1,027 sales through the Multiple Listing Service® (MLS®) during the month of May which is at par with last year’s 1,026 sales for the same month, but reflects a decrease from the high sales totals seen in both March and April of this year.

Meanwhile, active listings remain on the rise with May offering up 2,600 available resale home listings, 1% higher than May of 2009 and the highest amount seen so far this year.

“We can now see the forecasted trend of increased available listings coinciding with a decrease in the substantial sales of the prior few months. With an anticipated increase in mortgage rates, many buyers purchased their homes earlier than is the norm this year” explains Dierdre Mullen, President of the Durham Region Association of REALTORS®.

The average selling price in May was $301,568, an increase of 8 per cent over last year’s May average of $278,592, but also less than the highs seen over the previous months of 2010.

“After such a fast pace for the beginning of 2010, the Durham resale housing market is now balancing out and will continue to do so in the months to come. With so many options now available for buyers, the annual rate of price growth will continue to slow in the second half of the year.”

May Resale Housing Market Balancing Out

DURHAM REGION May 19, 2010 – The Durham Region Association of REALTORS® (DRAR) reported 525 sales in the first half of May 2010, an increase of 13% from the 464 sales reported mid-month in May ’09. Year-to-date sales are up 45% to 4,081 compared to 2,815 sales during the same term in 2009.

“As was forecasted, the average selling price for single family homes has begun a modest descent as the market begins to stabilize.” Dierdre Mullen, President of the Durham Region Association of REALTORS® noted. “Although May 2010’s mid-month average selling price of $297,087 is 7% higher that the same period in 2009, it has actually dropped from the reported $304,436 of just two weeks ago. I expect to see this pattern continue, making for a very stable and balanced resale housing market in Durham for the remainder of 2010.”

DURHAM REGION – May 12, 2010 –

Representatives of the Durham Region Association of REALTORS® recently journeyed to Ottawa to meet with Dr. Colin Carrie, Oshawa MP and Mark Holland, Ajax-Pickering MP on Parliament Hill to discuss two key issues; “Unlocking Property Reinvestment” and “The Home Buyers Plan” (HBP), during the Canadian Real Estate Association (CREA) 25th annual Political Affairs Conference (PAC Days).

The root of the issues was in allowing the capital gains tax and the recaptured capital cost allowance to be deferred when an income property is sold and the proceeds are reinvested in another income property within one year and has been presented to MP’s for a couple of years now.

The Government answered the industry’s request in 2009 by raising the HBP withdrawal limit from $20,000 to $25,000. Now the industry is asking for the HBP RRSP withdrawal limit to be indexed to ensure it never loses its buying power.

Record Sales in April for Durham Housing Market

DURHAM REGION – May 7, 2010 – Durham Region Association of REALTORS® reported a record 1,185 sales of single family homes in Durham Region during the month of April through the Multiple Listing Service® (MLS®), representing a 41 percent increase compared to April 2009.
Comparably, the number of available listings also continued to rise, offering a total of 2,426 resale homes for sale during April, 14 percent more than March 2010.
“The trend across all of the GTA, including Durham, is that listings continue to increase as sellers recognize the strong sales and price growth within the housing market” explained Dierdre Mullen, President of the Durham Region Association of REALTORS®. “Buyers are responding by taking advantage of the great housing selection in addition to the opportunity for ownership at affordable prices.”
The Average resale home price in April was $304,436, up 13 percent from the $269,596 reported in April 2009.
“Although home sales will remain strong, higher borrowing costs, more sustainable rates of annual price growth and more balanced market conditions in general are the forecast for the remainder of 2010.”
